Dan - looks like a fair investment to me but do not forget to take into account any costs that are incurred with the letting of the property. Plus there may be capital growth as well. With the rent that is coming in you could be well on the way to affording a deposit on your next investment. In my view, as long as your mortgage is covered and all other costs and you still have money to play with you are on a winner.
