Rent Arrears

Morning all,

I have been a landlord for 5 years and have built up a portfolio of about 15 places. I have recently begun having trouble with on of my tenants paying. They began by being a month late, then paying two months. This happened a couple of times. However, they are now three months late and itís not looking good. I have a good agent who has been keeping me informed, but I think it is time to give notice and hope we can recover the arrears (I do not have rent insurance).

Overall, I have been lucky and accept that this is just part of the business. However, I am interested to hear any ideas or experiences anyone may have about collecting rent in this type of situation.
