I suppose a lot depends on the length of time they have been there and whether they are on an AST or not. I presume they are. Personally I would have a word with the agent - afterall they found the tenants - they should know which direction to point you in. I think you should look at the accelerated possession order - not that accelerated at the moment - under Ground 8 you should be able to get the tenants out for none payment of rent and take the tenants to court for the oustanding amount. However, they have to be a least 2 months behind in the rent on the day of the court case. Check with the agent and ask them to put you in touch with a solicitor and start proceedings to get them out. If you go on the softly softly approach as I once did the tenants tend to take you for a ride and you end up even further behind. They may have lost their jobs etc so can not afford to pay the rent!
