Suggest advertising in Loot and paying an extra 5 pounds to get the advertisment in bold as you will get a lot more calls. Make your home sound like a desirible place to live without going overboard. Be honest without telling to much...would you even bother calling if you said you had mice for example ? Sometimes better not to tell everything. You could even get a local agency to have a look and tell you how much they think they could get to use as your own personal guide. Obviously dont tell them your plans as they might try to charge you for it. I personally use a mixture of gut feeling and references to chose the lucky tenant, however as I have been stung in the past, I am very, very strict regarding rent. If you set a presedent and let them get away with late payment once, they may start to do it every time. Good luck.
