thanks for last comments,
since i placed query
I have instructed about 5 agents,
3 on 10% commission, 2 on 2wks rent fee.
i have also paid for 4 wks LOOT, WKLY at 10pounds each as well as some local ads. my ads brought in the most leads about 6 viewings. all agents together brought in about 3 viewings. I received 3 offers, but only one with subtantial, timely reference and deposit and this was from a Loot ad. the move in this weekend.
I am new to letting, so far I say shop around, do not rely on agents solely and be prepared to negotiate on rents to get the right tenant and the rigth time!
