Landlord Discussion[ Contents | Search | Post | Reply | Next | Previous | Up ] disappearing tenantFrom: Alex CommentsI had a new tenant move into a property at the end of July on an AST. They paid one month's rent as bond. Rent was to be paid on the 20th of each month. I received the first month's rent OK and was expecting the second month's rent in a week or so. I received a letter, undated, posted through my letterbox today informing me that the tenant has moved out, supplied final meter readings to the statutory utilities, etc because I entered the property without their permission. This happened 3 weeks ago because, whilst repairing the fence from the neighbour's garden (with their permission, of course!) I set off the vibration activated alarm and had to enter the property to reset it. I had also left a message on the tenant's answer machine 3 days prior to let them know I would be conducting this repair (I thought they'd be pleased!). I presume that I am within my rights to start court proceedings to claim loss-of-rent and costs incurred in re-letting the property, i just don't know where to start and what my chances of success are? Does anybody have any good advice on how to proceed? Last changed: February 28, 2003 |
