Firstly never enter a property without the tenants written agreement - you can be done for illegal entry. The tenant is obviously a bit of a wise guy and knows something of the law - personally I would seek legal advice from our solicitors Blackhams and they can point you in the right direction - click on solicitors at the top - but be prepared as it might be cheaper in the long run to put it down to a bad experience.
