Mike, I have recently inherited a property with sitting tenants and when having the property valued for probate,was advised by the estate agent that for probabte purposes the value of the property was about one third of its real value, ie the market value if no tenants existed is about£145k, but to sell with the tenants intact Imight realise about £30k! Am not sure if that will be bourne out in reality, if I decide to sell I will let you know!
