Problem Tenants in Morecambe

I have just regained possession (thankfully) to a flat I let in Morecambe and I am getting it ready to relet.

The problem I have are the tenants in the ground floor flat, which is owned by someone else and let through a Property Management company. The tenants are noisy, abusive and have no regard for their neighbours. We share access through the same door and the smell is disgusting. They let neighbourhood kids run in and out of our adjoining door and they also jump in and out of the flat using the front room window.

I've complained to the property management company and they basically told me I was giving them greif and that they were too busy to deal with me.

What steps could I take to get the situation under control or get rid of these nuisance neighbours from hell.

Any advice would be much appreciated.
