Hope you have sorted it out. My recent experience only showed how biased the system is in favour of Tenants. Solicitors advice and going thru courts etc simply costs landlord. ex One letter 160.00 with no effect. I had tenant refusing to leave and owing a lot of rent. What did work was turning up at flat with 2 burly friends, tenant agreed to leave by 4pm same day. I returned at 4, (+ 5 burly friends ready to break if necc, as tenant had changed locks). Tenant gone, as was my vacuum cleaner!! Put lost rent down to experience.
