Thanks Mark - actually you are quite reassuring on some points!

And you are quite right about the can of worms bit! I should clear up that the woman is not co-habiting, although she has two kids with her. She/he has sublet the external granny annexe downstairs to some other people.

The good news is that I have never taken money from her, only him, if you see what I mean. My question is really this; he owes me November's rent and will owe me December's on Dec 1st. Is that the two month's rent needed for a Section 8, or do I have to wait for two months/8 weeks from the 1st November (e.g. 27th Dec)?

My other question is how long does it take for a possession notice to come to court? Is it weeks or months, as I could go with the Discretionary grounds (10,11,12) as a certainty, and Section 8 under the assumption that enough time will have passed by the time it comes to court... Any ideas?

Thanks for your help - nice to hear a friendly voice at a time like this. What gets me is that this bloke is still working and on lots of money, but I was made redundant 3 months ago, and the funds have dried up - I won't be able to afford the mortgage without the rent. Not a happy bunny.
