Sitting tenants rights regards multiple occupancy

I am considering a property at auction with a sitting tenant currently paying 320pcm. On securing the property are there any restrictions on introducing further tenants on 6 month AST's. i.e. 4 rooms, 1 sitting tenant + 3 x 6 month AST's or can the sitting tenant object to this. Should I be able to have sight of any original agreement that would confirm any objections and should the tenant have to provide reasonable ground to confirm his/her objections. Apart from buying sitting tenants out or offering them superior accomodation does anyone know of any comprehensive legal resources offering alternatives. Thanks Martyn
