Faulty Electrics ??

The continuing story of our horror tenant...

She has contacted us to say that there has been a fire in one of the bedrooms which she says was caused by our electrics. On investigation, the small fire took place well away from the wall socket, next to a PC \ printer \ screen setup and an electric heater - so she was obviously using an extension lead (probably overloaded). She tried to show us a perfect extension lead but we have told her that it couldn't possibly be the one used, as there is not a mark on it.

We have today booked an electrician to check out the place - he can't come till next week, but we have got them to fax confirmation to prove that we have booked them.

What is the law on Landlord's responsibility for electrics - We have annual gas safety checks, but are these legally required for electrics?

The property is an old one, so we are quite happy to to have it re-wired if necessary, but do we have to provide the tenant with somewhere else to live while the work takes place?

We have just served possession proceedings on this tenant - coincidence heh?.
