Thanks Mark and Tom for your advice. As we were obviously concerned on this one, we called the Fire Brigade and they were brilliant. They came out the same afternoon and confirmed that the fire was definitely NOT electrical. They also arranged to come back the next day to install an additional free smoke detector and have a chat with the tenant on fire safety. We called her bluff - Don't know exactly what she is trying to get out of this. It can't be to safeguard her deposit as she is so far in arrears she hasn't got any to come back.
