Be very careful when you serve default summons on your tenants while they still occuping your property, Your property address might be black listed if an injuction is served to the tenant/s for lack of paying your rent at your own address.

You can serve them with section 21 for repossesion of the property, the draw back is this must be served 2 months notice must be given to the exact date. a copy of this is on this site.

Try and obtain a forwarding address after they have moved out your property and you can then put a charge against them.
