Hi, Thanks in advance for any help that you give. I have a tennant who has not paid any rent for the past 2 months, and we have issued him with 2 months notice which more orless coincides with the end of his 6 months fixed term. My question is that on the day his six months/notice expires... can I simply go round and take possesion of the flat (assuming he hasn't vacated), and should I wait until then before taking him to a small claims court in order to try to get the rent back?

Simon
