Having already served notice you can only hope that the tenant vacates - not all do - on no account can you enter the premises unless you are certain 100% that he has gone - get a forwarding address etc. Start process of the small claims court asap - ring the court and ask for help they should send you all the forms you require. If in doubt seek legal advice and ask for costs to be held against the tenant - we have an excellent solicitor - just click on the link in the top margin.
