If the tenant has written a letter stating that he no longer resides at the property then I fail to see why you can not enter the property - surely in effect he has given you notice that he has quit the residence - by all means check with a solicitor but I am sure you can go into the prperty because you have it on paper that he has left! The property management company should have known this!
