Hi Mark, thanx for the prompt reply... yes the tennants have put their 'notice to vacate' in writing to me and they have both signed it. it does state clearly in the tennancy agreement that the deposit is for breakages/damage etc. and not for rent money. if they don't go will I have to serve them the obligatory 2 months notice before seeking possession. I feel that i need to cover all of my options as i'm due to meet them on rent day and if I need any relevant paper work to serve on them it will be too late after rent day has passed thanx again sarah
