Ungrateful Tenant

Hi there. I have a situation like this: My tenant's AST contract expired on the 12th January 2003. Sometimes in December 2002, we verbally agreed for her to stay till end of February 2003 with pay. Notice was served on the 13th of November 2002. She is still occupying the property and saying she will not move until I give her a court order. All along, she has planned to get a council flat by taking the notice to quit to the council. The council wrote to me to say that the notice is not valid as it was one day out. They now advised me to serve her another notice and I cannot ask her to leave without a court order. Can someone please advise me on what to do? Any response will be appreciated. Thanks, Auto
