Real problem tenancy

I made an agreemenbt with a friend to look after my house when I left to go abroard. He wasto let a couple of rooms and keep the room I used locked up for me.He moved in without mu knowledge and now refuses to move out. I did not mind him living in my room ( while he rented out his flat) as it was an opportunity for him to make some money and keep an eye on the house. We had agreed to share the excess of rent over expenses. He moved in sometime after June 1989 as I was in London in 1989 and stayed in the room. He now claims he is a pre 1988 tenant and is therefore a sitting tenant. The only paper is one where we had agreed terms of 50% of the excess of rents.I also have a letter from him where I had said to keep the bath and room locked, and he agreed the room but not the bath. He moved in and last year when I wanted to sell the place he demanded a huge sum to get out. After living free for more than 10 years he sturns around and shafts me. Any ideas anyone how to get this guy out.He is near 70 has sold his flat for a huge profit, bought another and is not grateful at all. Mike
