Replacement Tenancy Agreements

My tenants started out with an AST which after 6 months became a periodic tenancy. They've just asked to sign another agreement to ensure another 6 months guaranteed. The old AST provided by a "property management" company seems to have errors according to law, and omissions, and will need changing. Once the new agreement is signed will it automatically make the old agreement null and void legally? Or will the conditions of the old agreement run on regardless until they move out? Hope someone can help.
