I know speaking from myself who only entered renting because of moving away from where the property is located, then been taken advantage of by a cunning Tenant.

I was extreamly ignorant and basically just wanted the mortgage paid till the property market began to rise again. I wish at that time I used the Internet and found sites like this that give information and valued experence from many Landlords regarding "renting" if I had found such sites and got such information and kept a very professional outlook on the property some of the dificulties I am faced with now perhaps would never had happened.

The info recieved from landlord message boards is a mine of good information and the pitfalls not to fall into.

But at the end of the day there is nothing like good checking the background of prospective tennants, spend a extra 20.00 and possible save months of grief.
