what do I do next..advise needed please

I let my house for the first time via a letting agent. I am managing it myself as i only live on the next road to the house. The tennants moved into the house on the 2nd. November 2002. the let was for an initial 6 months. with the mutual option to extend on a monthly basis. however.... they have written to me (Letter dated 2/2/03) to say that they wish to vacate on or before the 1/3/03 -as I would rather have them out than perhaphs going down the path of the rent not being paid as they don't wish to be there (he is being made redundant) I agreed to them moving out on the 1/3/03.(silly me, as....) Now they have decided that they are not paying the final months rent but have told me that i can use the deposit!!!! my fear is that they will not move out on the 1st of march. what will my course of action be should they not vacate? I have arranged to meet them at the property on the 2nd March 03 to do the routine checks etc. should they move out and fail to show, am I legally entitled to enter the house on the 2nd.? any advise welcome thanx sarah
