Hello again Mark. Have spoken to the accommodation office at the college. Sadly the person who gave me the information about having to reimburse past tenants has gone away on maternity leave. However, for anyone in the same position as me, I have found a reference in an excellent book."You Need This Book First". (Letting Your Property. TSO Publishing) ISBN 0-11-702816-9 7.99 written by Mark Fairweather of a legal firm Fairweather & Stephenson. Quote:- "The tenant is responsable for paying the rent for the whole of the initial period even if they leave early. (In practice if you find a replacement you may decide to let them off the hook, but it is not obligatory". Interesting because my second tenant who did a runner has issued a counter claim against me. It is all a pack of lies and she is totally confused and doesn't stand a chance of winning when it comes to court. However, the solicitors representing her (I am representing myself) have found that I have a new tenant and are claiming reimbursement for the overlap period. It will be months before it comes to court but I shall update you when it happens. Regards. Keith L.
