1.Tenancy Agreements and Schedule 2, Ground 1 and Ground 2.

The serving of Notices is a side of things which often gets left out or not bothered about until the last minute.  Our suggestion to you is to ensure that the Notices are served within minutes of the tenancy agreement being served.  This means that you can get the tenants signature on the notice as proof of service.  DO NOT DO IT BEFORE THE TENANCY AGREEMENT HAS BEEN SERVED - they will be invalid.  Apart from Section 21, there is also a notice that should be served on the tenant as soon as possible.  This is Notice of Mortgage : Recovery of possession of dwelling-house let on an assured shorthold tenancy, Housing Act 1988 as amended by Housing Act 1996 - Schedule 2, Ground 2.

If your property is under mortgage then you will more than likely have to have served this notice on your tenants.  Basically it safe guards the mortgage company should they have to re-possess the property as well as informing the tenant that you are under mortgage.

Schedule 2, Ground 1 is also important.  This is notice to the tenant the the property they are renting has formerly been a principle place of occupation to the landlord.  This gives you the right to serve notice on the tenants and claim the property back as your own after the 6 month term has been served and at least 2 months notice has been serve don the tenant.  Remember, Grounds 1 to 8 are mandatory grounds for possession.  If you want to know more please click on this link GROUNDSBack To Top

2.Serving Notices and a new service we are offering to all our landlords.

Because of the above comments I am making available to you the documents that you may require as a file on Word and RTF.  The documents will then be ready for you to fill in on the computer as and when you wish.  The documents you will receive will be : Section 21 (a) and (b), Schedule 2, Ground 1 and Schedule 2, Ground 2.  If you would like copies of these documents please send a cheque for �5.00 with your e-mail address on the reverse to us at Bonner Search Ltd, 1 Shaa road, London W3 7LN. 3. Landlords Exam.

The last of the certificates are being sent out to you tonight 16/12/01 and I sincerely apologise for the delays.  No more delays now though as we have a new system for marking and it is far more efficient.  Remember that in order for you to be sent details of tenants you must take the exam - click here for more.  More than 300 of you have taken it so far and passed! 4. Landlords Helpline

This is a service we are keen to bring in in the New Year - are any of you interested?  How we work it, we are not 100% sure and we would like to have your comments on this.  It is all very well for the landlords who are experienced, but we are concerned about the landlords who are new or thinking about venturing out into the world of property lettings.  We think it would be a good idea if you could have someone who is not biased to the agencies and who can give you opinions on matters that you are not sure about.  Please note that word opinions as we will not be giving legal advice.  If you think this is a good idea please contact us at bsltd@do-it.org.uk and just put interested in the subject box. 5. Registration Codes

As in a previous newsletter, these are no longer needed.  All we require if you want to contact us is your e-mail address. Where on the sire it still says registration code, this will be changed very shortly. Back To Top

6. Membership Numbers.

Our membership base is now well on the way to 2000.  Way above this years forecast and we thank you all for the interest you have shown.  By this time next year we forecast to have in excess of 5000 members and it looks like this will be fairly easily achieved. Back To Top

7. Tenancy Agreements - price increase on 01/01/02

The price of our AST is increasing to �7.50 from the beginning of the New Year.  We are prepared to send you blank copies for a mere �5.00 for your future use as long as you get your order in before 31/12/01.  The agreements will be blank and you can use it as often as you like.  Just send an e-mail with your name and address and we will send the blank document. bsltd@do-it.org.uk Back To Top

8. Online Payments

We are researching this idea and we will have the online facility up and running by the end of January.  However, you will still be able to pay by cheque. Back To Top

9. Solicitor Services.

We are approaching several solicitors to see if they are interested in providing an online service where you can get qualified legal advice.  This will be up and running in February 2002 - in the meantime if any of you know of a solicitor you believe would be an asset to this site please e-mail us with their details.  bsltd@do-it.org.uk Back To Top

10. Contractors

11. Landlords Club

This is proving to be a real hit and we are always on the look out for more useful links to our landlords.  If you know of any please let us know.  With more than 70 hits a day it must be worth your while.  If you have a property related site and want a link let us know and we will have a look at your site and let you know.  Of course we also offer our landlords access to various sites that offer other goodies as well such as Comet - have a look Landlords Club Back To Top

12.Insurance.

Well on our way to our �100 million target for buildings insurance and our �5 million for contents.  Please send us your insurance needs.  All I need to know is the amount of buildings and contents that you want in an e-mail.  We are looking more and more likely at being able to beat �1.27 per �1000 but we need more.  It is without obligation and purely so that we can strike up a deal with an insurance company to offer you the best deal now or in the future.  bsltd@do-it.org.uk Back To Top
