Please be careful:

Tenancy agreements should be purchased from reputable companies.  The slightest mistake can cause you a lot of expense and grief - it is too easy to say I have always got away with this one so I will keep using it.

I have looked through some of the agreements offered by agencies and letting companies on the internet and it is easy to spot the ones that are out to make a fast buck!  Cheap is rarely the best route to take!

I can not re-iterate enough that you must have a professionally prepared tenancy agreement to ensure that you do not fall into the horrendous trap of not being able to get your tenant out when you want to.
